My Story

I had the privilege of living off-base for my military assignments to both Korea and Japan over 2019-2023, and when I moved back to the United States, I wanted to buy a home. I wasn’t given a clear roadmap for how to make that happen, so it took a lot of effort on my part to pull it off. When I started building my real estate business after I separated from the military, I had an idea that eventually became the inception of this program – to find some way to help servicemembers returning to the states experience a more seamless transition with their homebuying needs.
The Referral Network
Finally, after building my business to a point where I was closing double the number of homes as the average active agent in my market, and after adding mortgage brokering services to my skillset, I was ready, but I still had a few challenges to overcome. I needed to find a way to serve beyond my home market of Colorado Springs. I had tried building a couple referral partnerships based on the single location, but it fell flat as I wasn’t being useful to the majority of servicemembers who move all over the US. I solved this problem in two ways. The first of which was building a network.
I now maintain a network of military-affiliated agents spanning the US, primarily serving near military bases. And these aren’t your average agents. I wanted a network of all-stars who meet a high standard – agents whom I would feel comfortable letting represent these military-movers. To that end, every agent in this network meets the following elite criteria:
1. Verified Military Affiliation
Agents must be one of the following:
- Active Duty
- Veteran
- Military Spouse
- Military Child
2. Real VA Experience
Minimum of 3 VA transactions in the last 12 months.
3. 45-Module Military Real Estate Course
A rigorous, voluntary certification covering:
- PCS timelines & military culture
- VA lending & multiple-use strategies
- Enhanced market knowledge
- OCONUS-to-CONUS transition support
- Timely & flexible communication
- Advocacy for military families
The Mortgage Offer
The second solution involved crafting a nationwide mortgage offer. Being dual licensed, I know how essential it is to have a lender who you can trust and knows what they’re doing, especially when someone is trying to use their 0%-down VA loan benefit provided by military service. I have countless stories of lenders screwing up a deal or mis-advising clients where the servicemember has had to live with lasting repercussions to their VA entitlement, a rate that’s way too high, or a lasting misunderstanding of how their loan benefits work. I even had an experience where the lender pressured my referred client to commit mortgage fraud (thankfully the client called me, and I was able to advise a legal way forward). Wild! Too many lenders with “veteran” in their name or branding that looks like it’s geared toward veterans are terrible options for veterans.
That’s where step two of my plan came in. I got my mortgage license in 2023 and built my lending business alongside my real estate business.
I learned the intricacies of the VA loan inside and out. I also hired a processor who has successfully completed over 1,000 transactions, garnering incredible reviews for his work. And critically, I got licensed in the 27 states where military members are most likely to move, joining a mortgage company that provides the ability to tag-team loans with experienced loan officers in another dozen states, totaling a reach of 44 states as of early 2026. Building this side of the business was essential to ensure quality control for this incredibly important aspect of a servicemember’s purchase.
With that control comes the ability to provide value for those in whose footsteps I have walked. I know how stressful it is to move across the world into a home that you’ve bought sight-unseen, so I wanted to do something tangible for these servicemembers, beyond providing a quality realtor connection. For every servicemember returning from an overseas assignment who moves to a state where I can serve them, I’m offering a $600 appraisal credit to soften the expense of a home purchase.
Please note: Servicemembers are not obligated to use the real estate referral network in conjunction with the mortgage service. These are separate services. There are no strings attached to this offer except that it must be a servicemember (military members, government civilians, and government contractors are all eligible), returning home to the US, as verified by PCS/ETS orders or other employment-related documentation.
How Does It Work?
As a realtor serving US servicemembers abroad, your job is simple: share the program. And for every client you refer to the program who closes on a home purchase, I will pay you a referral fee as a “thank you” for the connection.
